The Manors at Westridge Home Owners Association continually work
towards improving the community and often have many projects going on
behind the scenes to achieve this. With our new website we felt that it
would now be much easier to communicate these projects and their updates
to all owners, therefore we have created this projects section. Please
come back regularly to view the updates and progress. If you would like

The Manors has suffered in the past from some owners not paying
their HOA dues on time. This has caused many problems with
finances. The primary aim is to reclaim monies owed and enable
the Manors to move forward with other projects.
Update:
23-4-08- Due to some issues with the change over to Don
Asher there have been owners that have fallen into this category
again. Please make sure it is not you by checking your accounts
to see that the money has been taken. The board has helped many
owners but there are still some that have not paid and the
procedures will be followed for an intent to lean. Once again
please make sure it is not you.
5-7-07- The board have once again been able to recover some
of the larger debts and bring down the outstanding levels.
However some owners have been using the grace period to delay
payment. This has been covered in the president report and
changes will be made to stop this. Once again we urge you use

7-2-07 - The board continue to progress with this and have
recovered a lot of funds. However we do need your help, we urge
you to sign up for Direct Payment so that fees are not missed.

23-5-06 - The board and Community Management have now
managed to reduce the monies owed from $150,000 to $36,000
(half of which relates to monies outstanding more
than 30 days). This
is a major achievement and will enable other projects to be
financed and progressed. The remaining monies will still be
pursued and any other owners not paying in a timely manor will
be asked to pay or face a lien against their property. A copy of
the rules for this can be found on the
forms page. We strongly advise
all owners to pay by direct debit through their banks so that
payments do not get missed. It is easy to set up and where
applicable it removes the possibility of payments missed by
management companies. The forms can be found on the

The retention ponds are a big part of some owners views and the
community, therefore we feel it is important that these areas
look their best. A pilot scheme is in place to address the
rubbish issue however we need to look at the irrigation of
theses areas.
Update:
23-5-06 - Therefore the board are investigating how this can
be done and what the price will be. Various contractors have
been contacted to provide quotes for the work. Due to the price
it may need to be done in several stages. The first stage will be to sink
the wells and find the water table, then these will then be
capped off, the next stage is to install the irrigation systems and
get them running. This may be done over two budget years will help spread
the costs and provide us with a long term investment.
To encourage families to use the club house more a pool table
will be purchased and placed in either the current library room
or the main lounge area.
Update:
23-4-08 - Now that we have the office occupied we will be
able to revisit this project and we hope to have a pool table in
the club house for you shortly.
23-5-06 - Due to potential damage and security of the cues
and balls this project is on hold at present until we can hire
out the office space. As part of the contract the company using
the office space will be responsible for the pool table
equipment and guests using the pool table will be required to
leave a small security deposit. More information regarding the
equipment will follow when installed.
With all that beautiful Florida sun beating down the fences have
become dried out and will need repainting. This project will be
scheduled for the summer.
It has been requested that an outdoor table tennis table is
purchased. Owners would provide their own bats, balls and nets.
This will encourage resident children to meet up and add a
marketing tool for rental owners. The project will be reviewed
in the future.
The clubhouse can be a target for vandalism and now we have some
great new fitness equipment we need to protect our clubhouse and it's
assets. Therefore we have approved and installed a CCTV system that can
record up to a months footage. So thieves beware and owners be safe.
The bins are a concern at the Manors because we all want the
community to look it's best. The problem it would appear stems
from management companies not putting the rubbish (trash) out on
the right day and then putting the bins back again in the
evening and owners are wary of forcing the issue with their MC
even though it is included in their contract. It has been seen
many times where cleaners do their clean and then just leave the
full bins half way down the drive, which causes trash to blow
around and attracts wildlife to burst the bin bags.
Update:
7-2-07 - The pilot scheme was run for several months and
afterwards it was felt it did make a difference. Therefore it
has been approved to continue. The costs for this have been
absorbed into the HOA fees.
23-5-06 -The board have taken this very seriously and now
run regular spot checks, any violations will receive a letter
from community management.
A pilot scheme has also been set up to run through June 2006.
After each bin collection day a team will go around the Manors
and will take the bins from the kerbside and put them back up at
the garage doors. We hope that this will prevent the bins that
are just left out for days on end rolling around the streets.
Remember it is your responsibility to get the bins kerbside on
the right day.
You can also do your bit for the community by making sure that
you have clear notices for the guests to read informing them of
when the bins should go out. You can also make sure that your
management company is up to date with the days and times of when
the bins should go out.
When there have been heavy down pours the retention ponds can
get littered with some rubbish. This is partly due to the rain
water sweeping away the rubbish from the bins that have been
left out.
Update:
7-2-07 - We are pleased to announce that this pilot scheme
has been successful and and is now live. Each month the
maintenance team will clear the areas of rubbish and it is
included in your HOA fees at no extra cost.
23-5-06 - The board have put together a pilot scheme and
requested that the retention ponds are cleared out regularly by
the maintenance crews. We will monitor progress and if it is
successful it will be added to the contract to be done
regularly.
A while a go most of the gym equipment was removed as it was
deemed to be unsafe without proper supervision and risked claims
against the HOA funds. There is still a treadmill and
recumberant bike in the fitness room. It is felt that we are now
in a position to investigate populating the room again.
Update:
3-11-06 - The fitness room was completed at the beginning of
October 2006. View the

and specifications of the equipment installed.
20-8-06 - The refurbishment of the fitness room is in full
swing now. The equipment has been ordered, the painter and
electrician arranged along with a new carpet. It is hoped that
this project will be completed by the end of September 2006,
obviously this is dependant on third party contractors.
The
club house hall way will also be painted completing the internal
painting.
23-5-06 - It is felt that we are now in a position to
investigate populating the room again. If there are any experts
out there that would like to assist in the process please
contact the
President with suggestions.
To make the community more desirable we would like to provide
wireless internet access in the clubhouse. There are obvious
issues related with this and we will be investigating them
fully.

12-10-06 - his project has been successfully completed and

20-8-06 - The project has been given the approval and quotes
are being obtained. It is hoped to have this in place at the end
of September, pending third party schedules.
To enable better irrigation the board commissioned a survey to
be conducted by an independent specialist. Various
recommendations have been received and carried out. The main
recommendation was to raise the sprinkler heads from 4" to 6".
This has been completed and it is felt that the lawns are
benefiting from it.
23-5-06 - The main lounge area in the club house has now
been repainted and a chair rail put up to prevent damage to the

23-5-06 - The pool area has now had new tables and chairs
added which match the new loungers that were added last year. You

It has been requested that a children's play area is created.
This will encourage resident children to meet up and add a

The board have started to investigate the costs to replace some
of the wood fencing with either a brick wall or a rigid PVC
fence.
Update:
5-7-07 - The board have reviewed the costs and decided that
it is not an achievable project. Therefore we will be
maintaining the fencing already in place.
7-2-07 - The board have obtained costs as follows:
$100/- to $150/-. A rigid pvc
fencincing to replace the wood is in the region of
$70/- + labour and cement for the posts. This will
be discussed and updates posted here.
As the community matures so do the trees, so we have started a
project to trim the trees back to a manageable height and condition. We
will update you with more news on this later.
Update:
5-7-07 - The trees around the community have now been pruned
and the project will be reviewed again in the future.
7-2-07 - Trees under 12ft are in the process of being
pruned and anything above in not covered in the maintenance
contract as it requites specialist equipment. We are obtaining
quotes for these trees which number in excess of 650 trees.
