The Manors News is aimed at giving you the latest updates on what is happening in the community. While the website grows and gets updated we will post the new items here with links to all the changes. So sit back and have a read of your Manors News.

Polk County Irrigation Check

Please be aware that Polk County are doing irrigation checks in our area. If they find a problem they will leave a notice on you door. Please can you make your management company aware and inform Manors Maintenance immediately if this occurs. Manors Maintenance can be found in the club house office during normal office hours. Once again it is very important that you inform us ASAP.

UK Meeting 2008 Reminder

We are please to announce that the UK Manors Meet up is back again for another year. Once again we will be having an informal get together at the Mill Green Golf Club, Hertfordshire to discuss the Manors at Westridge, what's been going on behind the scenes and what is planned for the future. We would encourage as many owners to attend as possible and join in with the proceedings. However if you can not attend then please send us any questions you may have via the contact form. It is better to let us know the questions before hand so we can get the right information for you than ask on the day and we have to get back to you.

If you could also let the president know if you are attending so that seating can be arranged - Thank you.

Manors Meet Up

Just a quick thanks to everyone that turned up. It was good to see so many faces and get to know some new ones. Hope to see you all in July at the UK HOA meeting.

The Board wish to inform you that there has been a number of attempted break ins on the Manors and one affected owner has been given the number to phone if anybody sees anything suspicious going on in the community.

Please call ASAP for help 863-533-0344 which we believe will be the sheriffs department.

Please be diligent for everybody being on the alert could prevent distress to one of your neighbors. Remember we have posted some hint and tips below, view here. Also please let everyone know we do have CCTV in the clubhouse and any activities that may cause offence or damage will be reported to the police for further investigation.

General Enquiry for a Rental Villa

Thanks to the new hosting we are now able to provide the potential renters with a general enquiry form. This will enable them to send an enquiry to all advertised rental owners. You will also note that the booking referral button has gone from the navigation menu. It was felt that if you had a referral that you would like to pass on to other owners then you could use the general enquiry form and put a note in the comments section. We urge you to try and pass around the enquiries through this method so that we can keep the rentals on the Manors at Westridge and not going to other communities. We hope that all these new features added this week will help you with your marketing and ownership on the Manors at Westridge.

Send A Postcard

We have added another new feature to the website to help the rental villa owners. On the left hand side navigation bar and rental villas pages a cool feature called send a postcard has been added. This will enable people to send an electronic postcard to their friends and family informing them of their holiday at the Manors at Westridge. As we know word of mouth is an excellent way of marketing and this feature will allow renters to pass on the information quickly.

Website Slide Show

We are please to announce that the slide show has now been updated on this site with the latest Picture2Movie technology. Visitors will be able to view a glimpse of the Manors at Westridge, which we hope will tempt them to rent one of the villas from the villa rental section. If you would like the full version it comes free as part of a purchased Picture2movie from Florida villa network. We hope this will help you with your marketing and keeping guests coming back to the Manors.

Tell A Friend

A new feature has been added to the website to help the rental villa owners. On the left hand side navigation bar, on the villas for sale and rental villas pages a feature called tell a friend has been added. This will enable people to send a quick email to their friends and family informing them of the rental villas available on the site. As we know word of mouth is an excellent way of marketing and this feature will allow renters to pass on the information quickly.

Owners Mailing List

To help with communication we have added a mailing list feature to the website. This is only meant for owners and will be used when there is an update to the site or some other Manors News. However it is NOT a replacement for the Manors Census which is the OFFICIAL owner information database and will be used as first point of contact for official business. So please complete the Manors Census and sign up for the Latest News mailing list.

Picture2Movie DVD Special Offer

Do you need some fresh pictures or a DVD show reel of your villa for the up and coming booking season. Then there are just a few spaces left for the picture2movie DVD shoots in May 2008. Project Updates

You may have noticed some increased activity around the Manors recently. This is because we are preparing for the summer. The wall along California Blvd is being power washed. The Club House pool deck is being cleaned up and re-painted. Finally you will have noticed that Verizon are working around the community installing cables. This is so that they can provide cable TV and other services. We are aware that it will cause some disruption, especially to the landscaping but it is only for a short period of time. Manors Maintenance are working closely with Verizon to ensure that no damage is done and if there is any it is documented and repaired by Verizon.

Once Verizon have left the landscaping schedules can get back to normal. The pest control team have been working on the lawns recently, so if you notice any patches it may be due to the weed killer. If you have any concerns pop into the clubhouse and complete a work form that is left on the reception counter. Manors Maintenance will then follow it up and file a report.

Community Upkeep

We will be doing a review of the community shortly to make sure it is kept up to the highest standards. In this review we will be looking for villas that need a little attention and informing the owners. This includes mould marks on the outside walls, any changes that have not been approved by the ARB (you can down load a form from here), basketball rings that are not properly stored and parking. You are reminded that parking in the road is a hazard and not allowed.

We would also like to draw your attention to dog walking. If you do take your dog for a walk can we please ask that you take what ever you need to clear up after them. It is very unpleasant for others if you do not and it can be dangerous for the landscapers, so please do clear up after you dog and report anyone that does not.

Pool Table

Now we have the office manned in the clubhouse we are able to review the pool table for the clubhouse again. Come back soon for more information.

If you need to get hold of Don Asher for any questions please would you forward them to president@westridgemanors.com first and they will be forwarded on. This is to ensure that all issues are noted and to help the president follow up on known issues.

Events

The clubhouse is becoming increasingly popular and we are getting requests for the main lounge to be used for events. It is great news it is getting used, however we do need to bring to your attention that there are some formalities to follow to book the use of the clubhouse for an event. This is to protect the Club House and the residents in the surrounding area. Plus we will need to know for insurance purposes otherwise you may be totally liable for anything that might happen. So we ask that you submit an event request through the events page, it will then be reviewed by the board and approved or not. The boards decision is final. The event will then be added to this website and the events board in the clubhouse.

Remember this can also be used for all sorts of events like garage sales etc. So get thinking and let have some fun.

Community Security

We take the security of our community very seriously and sadly we have to inform you that an owner has had a break-in. It is being investigated as far as we can but we feel this is a time to remind you of some basic practices that will help with security.

Gate Code

On an annual basis we normally change the gate code in April. However this year it will be delayed due to the Verizon installations. We will inform you when this has been done.

Website

You may have noticed the website has not been updated as regularly as before, this was due to some technical reasons. We have now moved our web hosting over to Florida Villa Network which will give us total control over the site and allow us to add some new features in the future. So please start to check up on a regular basis for the latest news and events.

We are also please to inform you that the website is getting a lot more hits now and it is encouraging to see the pages that are hit the most are the villa rentals page followed by the latest news and villas for sale. So if you haven't added yours yet it might be worth doing.

New Board Member

Stacy has decided to step down from the board at the AGM which has enabled Albert Hahn to join. Albert Hahn lives on the Manors and is keen to assist in the running of our community. We hope you will join us in welcoming Al to the board.

Direct Pay/Debit

I know we mention this every year but a number of owners get caught out by the post etc. miss the deadlines and have to pay a fine because their fees are late, please don't let this be you. We have put the payment dates in the events calendar, posted the collection/payment process here. It is up to you to make sure that it is paid on time. We find the best way is to sign up to the direct payment method and check the money is coming out, if it is not get in touch immediately as you might receive an intent to lien if you do not pay. Your co-operation on this is most gratefully received.

Pool Screens

It has been reported several times that the pool screens have been damaged by the grass cutters, however 99% of the time when it is inspected it is usually just normal wear & tear. Therefore we ask that you report immediately any damage so it can be inspected. If it is not reported it will not be repaired.

Manors Census!!! - Very Very Important

It is difficult sometimes to contact the home owners as we don't have all their latest contact details due to villas changing ownership and owners changing their contact details. Therefore we thought it would be a good idea to have another census to find out the latest contact information. Please take a few minutes to complete the latest contact information form so that we can update our records. We ask that you complete this by the 18th May 2008. It is especially important if the home has been sold or bought recently. If you know other owners on the Manors why not prompt them to do the same as it will help us all.
