Manors Maintenance provided landscaping and irrigation services to the
Manors at Westridge HOA. Below is a small introduction to their services
for the owners of the Manors at
Westridge.

"Hello
Homeowners of the Manors of Westridge.
My name is Gary Clayton and I'm the president/owner of The Manors
Maintenance Co. As there are some new owners to the Manors we thought it
would nice to tell you a bit about ourselves and the job we do on the
Manors. We have been taking care of the landscaping on the community now
for 5 years (since 2002) and it has always been
our goal to provide you with the highest quality service. It's not
always been easy but for the best part we do seem to have one of the
nicest and neatest communities in the area right now. We are a family
run business.
Our office is now situated in the clubhouse. We are there most days
if you have any questions. If we are not around there is a form to fill
out if you have any landscaping or irrigation concerns. Please fill it
out and leave at the door and we will answer within 48 hours. Would you
also complete the form on the website (see below)
in order that the HOA have it on record as well.
For those of you who are not sure of what we are contracted to do
here is a small summary:
- Mowing, edging and trimming is done on a
weekly basis May thru Oct and once every other week from Nov thru
April.
- Planted areas are trimmed and shaped on a
monthly basis. This is for the planted areas in front of your home.
We do not do inside pool screens. We do not do the back and sides of
pool screens unless it is pre arranged with us. If we plant them for
you we do take care of them. Please also be aware that all bushes
are trimmed to our discretion not to each owners preference.
Weeds are pulled on a monthly basis
- Trees under 12' will be canopied to
prevent interference with walkways, entrance ways recreation areas
etc.
- Selective pruning and trimming of trees up
to 12' in overall height is performed annually.
- Irrigation on each property is checked
every 4 to 6 weeks. Any repairs to irrigation is the responsibility
of the owner unless it was caused by our negligence. Any faults
found will be reported to the HOA to contact owners for authority to
correct at your expense if not covered by our contract.
- Retention ponds are cut around the edges
twice a month. The insides are sprayed three times a year to keep
back weeds and cut when needed.
- Trash in retention drains is cleared once
per month.
- Downed trees or damaged limbs on trees
caused by storms or acts of nature is NOT included in our contract.
We have to give a cost and get approval from the board before work
is done to remove the problem.
- We also provide mulch to each property
once a year, this is done at our discretion.
- If pool screen damage is reported to an
owner by the management co. We need to inspect it first to see if it
was done by a strimmer or caused by something else. If it was done
by us we will replace. If it was caused by a ball, sun bed or just
guest negligence we will not replace it. It if is replaced before we
inspect it we will not be responsible for paying for it.
- We are contracted to take back to the top
of each driveway the empty trash cans after each collection day. We
are NOT responsible for picking up trash left by guests or owners on
driveways or yards. This is the responsibility of each owner and
their agents.
- We also take care of the clubhouse pool
and the clubhouse is cleaned every two days.
We hope this gives you some idea of our responsibilities so nobody
gets confused as to who does what. When you are next in the area please
