In order to keep our community looking great and to prevent the
local wildlife causing a trash problem the HOA are very strict
with their bin policy. The bins should go out on a Sunday night
and Wednesday night at the bottom of your drive next to the
kerb. Anything not by the kerb will not be collected and just
stay there. The bins then have to be put away again on your
property by Monday and Thursday Night.
If your bins have not been put away our spot checks will
start the violation process. You will receive a notice from
community management informing you that your bins have been in
violation of the covenants and if you fail to abide by the
covenants again then a fine will be imposed.
Please make sure that all your guests and management
companies are aware of the covenants and they do not cause you
to receive a fine. It is in all our interests to keep the
community looking as beautiful as possible.

responsibility to make sure that the fees are paid on time and
no one else, please take a few mins to view the policy.

events page also gives you a list of when the fees
are due.
There are several ways to pay for your HOA fees. You can send in
a cheque before the due date, you can contact MFPP to set up a
Association Pay (direct debit/direct draft) (you
can down load the form from here).
Alternatively you can pay via credit card direct to MFPP.

To keep the HOA running
smoothly and prevent a missed payment which may lead to a lien
on your property we always recommend that you set up a
Association Pay to pay for your fees. If you would like any more help with
this please
contact the president.
Remember, it's the Homeowners responsibility
to ensure that the payments are received on time. Late or
non-receipt of payment coupons is not a reason for not making
the due payments and late fees are automatically added if
payment has not been received
If you suspect that Manors Maintenance have cut your screen
while they were working around your villa, DO NOT repair the
screen yourself
contact the president immediately so that he can
arrange for Manors Maintenance to come out and have a look. They
will then inform you of the next stages. Please
inform your management companies of this so that you do not miss
the deadline. If Manors Maintenance are not able to inspect the
damage they may not be able to assess the situation and
therefore will not repair.
If you suspect that Manors Maintenance have cut your sprinkler
heads while they were working around your villa, do not repair
them yourself
contact the president immediately so that he can
arrange for Manors Maintenance to come out and have a look. They
will then inform you of the next stages. Please
inform your management companies of this so that you do not miss
the deadline.

going to make any changes you also have to submit a
form to the
Architectural review board for approval before work starts.
No. Polk county have strict guidelines on when you can water and
when you can not. Manors maintenance go around once a month and
check that the timers are working correctly and for the right
times. Please note that lightning etc can 'knock out' a timer
and you may find that your system does not work at the right
time. If you have locked your box and have not informed the
president of your contact details it can be very difficult to
inform you and may result in increased water bills. So it is
highly recommended you leave it open for checking each month.
Only the Manors South is covered for recycled water and not the
North. It has been reported that the north will not be eligible
in the near future. If you would like to sign up for recycled
water please contact Polk County Utilities.
Which side of the road should I install the post box?
A.
All post boxes have to go on one side of the road so that the
post van can go along and deliver the mail through the window of
his van. So have a look along your road and see which side has
the majority of post boxes. If you are still unsure contact the
president for confirmation.
There has been a problem where
contractors approach owners and inform them that they have a
major pest problem with their grass. If this happens to you
please
contact the president as we have a pest control
contract in place for the Manors at Westridge and it is included
in your fees. Therefore you will not need the contractors
services. However please note that this is only for the grass
area around your villa and you will need to make your own
arrangements for your villa and it's internals. If you are
unsure
contact the president to make sure.
